—–If you decide to go ahead and book, we accept major credit cards (through PayPal), as well as checks.
—–25% deposit is due immediately. The balance is due 60 days before arrival.
—–Any reservation made within 60 days of the start of the stay requires full payment.
—–Reservation is not confirmed until we receive BOTH 25% deposit AND signed rental agreement.
—–We will email you the rental agreement and will accept the signed agreement back via email, fax, or US postal service. If rental agreement is returned via USPS, time is of the essence.
—–Although we update our website regularly, all rates are subject to change until reservation is confirmed.
—–Please check the rate page of this website to see the minimum day rental policy for your selected dates.
—–A damage/reservation deposit of $200 is required. Your security deposit is fully refundable within 14 days of your departure provided that real and personal property are in the same condition as when you arrived and all terms of this agreement are met. There is also a US Virgin Islands hotel tax of 12.5% that we must collect and is not included in the rental rate. There is a $150 cleaning fee.
—–This is a strictly NON SMOKING rental – no smoking inside or on either balcony.
—–A 60 day notice is required for cancellation. Cancellations that are made more than 60 days prior to the arrival date will incur no penalty, except for any fees incurred by property owner for payments made via credit card.
—–Renters are strongly urged to purchase trip insurance, selecting a “cancel for any reason policy” not specific to any illness or other issue for canceling.
Under current COVID circumstances it is more important than ever that renter obtain travel insurance that will provide coverage in the event that the renter gets the virus. If renter chooses not to obtain Covid coverage and contracts the virus and cancels within 60 days of contracted arrival, there will be no refund or rescheduling.

Should the Virgin Islands ban rentals again during the current COVID situation, we will refund in full or reschedule as desired for up to 12 months. If St John is open for rental guests as per the VI Government, there will be no refunds for cancellation within 60 days of contracted arrival.
—–The maximum number of guests in the unit is limited to two persons.
